My Colombian partner and I are developing a real estate web site for Cali.The focus has shifted from trying to get realtors and private sellers to pay for advertising to finding real estate for people.
The prices vary wildly.But with lots of shopping we find some motivated sellers.
2 examples.
1. 4 br 4 ba apt in Santa Teresita.2300 sq ft or so.Lots of custom touches,in good shape.One unit per floor,8 floor building.This unit is floor 7 with a balcony that is not too large.But the top of the building,floor 9 in effect has a pool and a 360 degree view.Units like this they can ask 300,000,000 - 400,000,000 pesos.The owner started over 300,000,000 but now says he will take 210,000,000 pesos,about $88,000.
2.Penthouse in Centenario.Just south of Grenada and Avenida Sexta.3000 sq ft.200,000,000 pesos.No pool and needs some updating.Like baths and kitchen.But this work is cheap here,tile guys will work for 30,000 pesos a day,about $13.
Rentals.
A 4br 5 ba 2500 sq ft apt in my building.They want 2,458,000 pesos,about $1035.My place is $168 less and I have a big patio and furniture.I got a deal but they might take less.
You see people in the paper now asking 3 and 4 million pesos for big places in the north area.I don't know if they are getting it.
Smaller 2 bedroom places can be had for 1,000,000 or less,$435 for  the best areas.Don't forget utilities.I pay over 1,200,000 but I pay 465,000 just for internet and about 450,000 for power.150,000 for phones.130,000 for TV,40,000 for gas.With minmal internet use and much less power plus local TV only you might get it down to 300,000 -400,000 or so.
And again its location,location,location.You can rent a house or an apartment from $150 up in Cali.Even less,but you wouldn't want it.But you pay up for the best locations plus the utilities go up with the strata.I am in strata 6.You probably wouldn't want to consider less than a strata 4,but most of what a gringo would want would be strata 6.

If you can find me a place nice place with about 100 2mts, with a pool and covered parking for about than $40,000 US, I'll buy it when I come back down in June.

It can even be a one bedroom just as long as it is in a nice secure building.

Heck, if you know someone I can trust that wants to go in on that one that cost $88,000, I would be interested
